The Property Maintenance Manager is responsible for the management and operations of four (4) commercial, mixed rental properties.  Our team is seeking both the capabilities of a self-starting Handyperson, and that of an organized individual to oversee the maintenance and upkeep of the properties, buildings, and tenant units. 

 

Responsibilities ? Management & Maintenance

  • Overseeing, monitoring and upkeep of all properties and buildings
  • Regular inspections of the properties, buildings, and tenant units
  • Establishing and monitoring of ongoing preventative maintenance programs
  • Generating reports on the activities of each property and to communicate objectives, needs of major repairs, problems, and innovations to the Management team
  • Developing and maintaining strong tenant relations through regular interaction, unit visitations and inspections
  • Respond to tenant calls and fulfill simple tasks i.e., change/replace light bulbs etc., investigate, diagnose/troubleshoot issues, repair or oversee and/or assist sub-contractors
  • Coordinating tenant move-out inspections, and unit preparation for new tenant occupancy
  • Assisting leasing agents with new and renewal tenant leasing including obtaining cost estimates and contracting for unit improvements
  • Coordinating the maintenance of the mechanical, electrical, plumbing and HVAC systems, as well as the materials, supplies, tools, and equipment necessary for the building operation and unit restorations
  • Reviewing all tenant improvement plans, ensuring that they meet regulatory requirements and coordinating the build out of tenant and capital improvements
  • Ensuring landlord and tenant obligations are satisfied in accordance with the lease agreement
  • Establishing and maintaining an ongoing system of property, building, and unit information, to ensure all relevant materials, systems, specifications, drawings, and descriptions etc., are up to date and readily available
  • Participate in regularly scheduled meetings with the Management team to discuss financial, operational, leasing and tenant matters 

 

Skills and Qualifications

  • Well developed interpersonal, analytical and math skills
  • Must be diplomatic and able to maintain confidentiality
  • Exceptional organizational skills, attention to detail, and ability to multi-task
  • Apt in diagnosing and problem solving
  • Solid computer skills including Microsoft Word, Excel, and Outlook
  • Experience with hardware, tools, strong general repair skills, knowledge of building structures, and operating systems and knowledge of leasing principles and strategies is a definite asset
  • Understanding of Plumbing, Electrical, HVAC & Mechanical Systems an asset

Salary:  $39,000 - $48,750 to be determined upon candidate?s experience and qualifications within the management and leasing of properties; and to include a six (6) month trial/probationary period

Contract Type:  Permanent

Hours:  Full Time / M-F / 8:30 am ? 4:30 pm = 37.5 hours per week + 24/7 Emergency ?Contact? Only
