Job Summary:

As a Commercial/Residential Properties Administrator, you will be assisting in ensuring that residential and commercial buildings purchased by THMR Development Inc. are well maintained, updated, and remodelled. You will also assist in ensuring that all aspects of billing and accounts are taken care of in a timely manner. Additionally, you will be responsible for assisting in arranging bidding and signing off on contracts for landscaping, sanitation, custodial, and snow removal.

Essential Duties and Responsibilities:

  • Assist property managers with rent collection and tenant account reconciliations.
  • Assist property managers with purchase work order and processing.
  • Lease administration: Assisting in preparation of documents, including renewals, offers and leases, prepare lease abstracts and maintenance, input tenant information, update tenant information, and update contracts, lease terms, per property manager instructions.
  • Tenant notices, including demand notices.
  • Property file maintenance, filing, creating files, and updating files or archiving files.
  • Utility correspondence, update and arrange bill redirections.
  • List, create, update, and consolidate property manager contact information and tenant lists.
  • Ease transitions, create files, send introductions/escalation notices to tenants.
  • Assisting property managers with projects or general assistance when property managers are on the road.

Knowledge and Skill Requirements:

  • Knowledge of commercial leases and commercial property management.
  • Excel at planning and organizing.
  • Ability to meet deadlines proficiently.
  • Proven ability to identify, evaluate and develop new ideas with supportable results.
  • Solid analytical strengths. Ability to apply logic and reasoning to effectively manage projects, analyze complex financial, legal and contractual problems and to provide solutions or recommendations.
  • Superior oral and written communication skills.
  • Strong knowledge and experience in preparation and understanding of commercial and residential property budgets and financial analysis.
  • Strong administrative experience in commercial property management.
